All investments are backed by a formal legal agreement. For fixed return models, your capital is typically secured against property assets, and for JV partnerships, you're named on legal documents and project SPVs where appropriate.
Not at all. We handle everything — sourcing, due diligence, planning, project management, build, and exit. You receive regular updates and reports, but you don’t have to manage trades or make day-to-day decisions (unless you want to!).
We focus primarily on Leeds, Harrogate, and the surrounding areas. This is where we live, build, and know the market inside out — giving us a clear advantage when it comes to finding and delivering the best deals.
Most projects run between 6–12 months, depending on the strategy (e.g., flip vs. refinance). We'll outline clear timelines and milestones for every investment opportunity so you know what to expect.
No — we work with both first-time and experienced investors. Our job is to manage the risks and complexities so you can benefit from the returns without needing to know the ins and outs of property development.
All construction work is managed by our sister company, Andrews Construction, which has a five-star reputation for high-end residential projects across North Leeds. This means we control quality, costs, and timelines — no outsourcing to unknown builders.
We source deals through a combination of direct-to-vendor marketing, local agent relationships, planning research, and auctions. Our experience means we can spot value others often miss — and act quickly when the right opportunity comes up.
