Home Extensions North Leeds FAQ

In many cases, small extensions fall under 'permitted development' rights, meaning you won't need formal planning permission. However, larger extensions, or those on designated land, may require approval from Leeds City Council. It's essential to check specific regulations and consult with professionals to ensure compliance. 

Yes, a well-designed and executed home extension can increase your property's value. In Leeds, extensions have been shown to add significant value, depending on the type and quality of the extension. However, the exact increase varies, so it's recommended to consult with local estate agents or property experts for specific insights.

The duration of a home extension project depends on its complexity and size. Typically, a single-storey extension with a kitchen and internal alterations can take 8–16 weeks to complete. Factors like plumbing, electrical installations, and bespoke cabinetry can influence the timeline.

We handle Building Control inspections on your behalf with either Leeds Building Control or Enevo or alternative (as specified at the beginning of the project). You are responsible for applying for Building Control and ensuring that you have the correct plans in place which are required for this application. You need to confirm that you have sign off from your Principal Designer when the project is completed (this will be your designer/architect – we do not complete this and are not authorised to complete any design work for you). Your Principal Designer will advise you on the Building Control notice you should apply for.

Inspections take place at key stages:

  • Footings – to confirm ground suitability for concrete.
  • Damp Proof Course (DPC) – to ensure correct air brick levels and moisture protection.
  • Steels & Roof Structure – to check that structural elements match engineer’s drawings.
  • Pre-Plaster Insulation – confirms insulation meets specification and achieves the correct U-values (lower values mean better energy efficiency).
  • Final Inspection – arranged by you once works are complete. Final sign-off can take up to 8–10 weeks, so we recommend booking this early. You will need your gas safety cert and final electrical certs prior to this visit.

Small issues caught early prevent costly overruns later.

3. Manages every trade and specialist
A typical extension involves 15–25 different subcontractors.
Your PM ensures each one delivers to the right standard, in the right order, with no clashes or downtime.

4. Handles quality control & Building Regulations
From structural inspections to fire safety, insulation levels and finishing details — your PM ensures everything is built correctly and signed off.

5. Communicates with you clearly and consistently
With weekly updates, site meetings, and full transparency, you always know what’s happening and what’s coming next.
